Whole-Home Air Sealing

Every major leak in your home found and closed, from attic and basement to the small gaps around outlets and plumbing.

Air sealing is the most underrated home improvement. A house is a stack of rooms with hidden connections, and air takes every one of them: wall cavities that open into the attic, plumbing chases, the gap at the rim joist, the openings around ducts. Closing them changes how the whole house behaves.

We work from the top down and the bottom up, sealing the attic floor, the basement or crawl space, plumbing and wiring penetrations and larger openings first, then smaller gaps with caulk and foam. Where it makes sense, we test before and after so you know what changed.

The big five

Attic floor, rim joist, chases, ducts and fireplaces account for most leaks. We focus on those first, because that is where the biggest return lies.

Right material, right place

Foam, caulk, tape, rigid board and high-temperature sealant each have a role. Using the wrong one can fail quickly or create a fire concern.

Interior and exterior gaps

Leaks around windows, doors and exterior wall penetrations matter too. We seal trim, utility entries and hose bib penetrations with the right sealant.

Fresh air and safety

A tighter house still needs fresh air and safe combustion. We review the mechanical systems and recommend ventilation where it is needed.

How it works

Our process, start to finish.

  1. 01

    Call and schedule

You tell us what is going on, which rooms bother you and what you hope to change, and we set a time that fits your day.

  2. 02

    Inspect and assess

We walk the attic, walls, crawl space and equipment, measure depths and use thermal imaging when it helps.

  3. 03

    Seal and prepare

We protect the house, seal air leaks, place baffles and fix small problems so the insulation can do its job.

  4. 04

    Install the insulation

Loose-fill, batts, foam or board goes in to the planned depth, with clean edges and clear markers.

  5. 05

    Verify and test

We measure the result, take photos and test air leakage when the scope includes it.

  6. 06

    Walk through and enjoy

We walk the finished work with you, answer questions and leave the site clean.

Questions

Whole-Home Air Sealing FAQ

Will air sealing make my home stuffy?

It reduces drafts, not fresh air needs. We check ventilation and combustion appliances to make sure the house stays healthy.

How much improvement can I expect?

It varies with the house. A before and after test shows what changed.

Is air sealing or insulation more important?

They work together. Sealing first lets the insulation perform at its best.

How long does whole-home air sealing take?

Most homes take one to two days.

Do you seal around outlets?

On exterior walls we can use gaskets. Most of the benefit comes from the attic and basement.
